Twenty years ago, Zakaki meant citrus groves and industrial yards on the western edge of Limassol. Today it’s home to City of Dreams Mediterranean, My Mall, and a wave of new-build apartments, and it’s one of the areas we field the most buyer and tenant enquiries about. Here’s what it actually offers, what things cost, and who it suits.

Where Zakaki is and why it’s growing so fast

Zakaki is Limassol’s westernmost quarter, a short drive from the city centre and close to the New Port, and it has changed more in the last three years than almost anywhere else in the city. The turning point was July 2023, when City of Dreams Mediterranean opened its doors: an integrated resort and casino built on former Phassouri Zakaki land at an investment of more than €600 million, according to Cyprus Mail’s reporting on the opening. It sits close to My Mall, one of Cyprus’s largest shopping centres, and together the two have drawn in new restaurants, gyms and residential developments that simply weren’t here a decade ago.

We’ve watched Zakaki shift from an overlooked, largely industrial quarter into one of the western suburbs our buyers and tenants ask about most, and the pace of new construction shows no sign of slowing. If you want a feel for what’s actually on the market right now rather than relying on the area’s reputation alone, browse our current Zakaki listings; it changes month to month.

Is Zakaki a good place to live in Limassol?

For the right buyer or tenant, yes. We place young professionals, investors and families here for much the same reason: new-build value close to the coast, at prices that still undercut central Limassol and Germasogeia.

Day to day, residents get My Mall on their doorstep, the restaurants and entertainment at City of Dreams, and the Cyprus Historic and Classic Motor Museum nearby, plus the Akrotiri Salt Lake and Lady’s Mile Beach for a walk along the coast. What we’re upfront with clients about is that local infrastructure such as schools and everyday amenities is still catching up with the pace of residential growth, so we always walk buyers and tenants through what’s genuinely within reach on foot versus what still needs a short drive.

We’ve also seen the mix of people asking about Zakaki shift over the last two years: alongside the young Cypriot professionals and international remote workers who made up most of our enquiries before 2023, we now get regular interest from people connected to City of Dreams and My Mall themselves, whether working there or supplying the businesses that have grown up around them. Our team can talk you through which pocket of Zakaki suits your day-to-day needs best.

Getting around from Zakaki

~10 min

Central Limassol & Limassol Marina by car

~13 min

Line 19 bus to central Limassol

~45 min

Paphos Airport

~1 hour

Larnaca Airport

Zakaki’s location is one of its biggest selling points. Central Limassol and Limassol Marina are typically around 10 minutes away by car, depending on the exact location and traffic, while the New Port is considerably closer. Line 19 buses connect Zakaki to central Limassol in around 13 minutes, and a taxi takes around the same time as driving.

For anyone dividing time between islands or travelling internationally, Paphos Airport is roughly 45 minutes away and Larnaca Airport around an hour, in line with most of Limassol. It’s a location built around the car and short local trips rather than a walkable, single-centre suburb, which is worth knowing before you commit either way.

Renting in Zakaki: what it costs and what’s available

Rental stock in Zakaki is dominated by newly built apartments, and prices sit below what you’d pay for an equivalent unit in central Limassol or along the Germasogeia seafront. Studios and one-bedroom units are the most common listings we see, with two-bedroom apartments making up most of the rest; penthouses and larger units do come up, but pricing on those varies too widely to summarise in a single range.

Most of what we let here runs on the standard 12-month contract used across Limassol, though we do see more fully furnished, shorter lets in Zakaki than in established neighbourhoods, aimed at contractors and staff working nearby. Demand has been strongest for one and two-bedroom units close to My Mall and the City of Dreams site, and well-priced listings in that pocket tend to move quickly.

Average monthly rent by property type in Zakaki

Property type Average monthly rent Notes
Studio €600 – €1,050 Smallest and least common listing type; wide spread on limited stock
1-bedroom apartment €1,300 – €1,600 Most common rental listing in the area
2-bedroom apartment €1,750 – €2,100 New-build gated communities and standalone blocks

Prices move quickly here as new blocks complete and reach the market, so treat the table as a starting point rather than a quote. Our long-term rentals team can talk you through the wider Limassol rental process, and you can browse our current Zakaki listings to see what’s actually available today.

Buying in Zakaki: prices and property types

Buying in Zakaki mostly means new-build apartments. Across the sizes we track, current listings run from around €250,000 for the smallest one-bedroom apartments to €600,000 for larger three-bedroom units, with price driven mostly by size, floor and finish rather than by micro-location within Zakaki itself.

Off-plan reservations are common here given how much of the stock is still under construction, typically a reservation deposit followed by staged payments through to completion. We always check the developer’s track record and the realistic completion date before a client commits to anything off-plan. Price per square metre in Zakaki still runs meaningfully below equivalent new-builds in Germasogeia or the city centre, which is the main reason we’re seeing more first-time buyers and investors look here first.

Average sale price by property type in Zakaki

Property type Average sale price Notes
1-bedroom apartment €250,000 – €345,000 Most common size on the market
2-bedroom apartment €310,000 – €535,000 Wide range depending on finish and building age
3-bedroom apartment €450,000 – €600,000 Larger new-build units, some with sea views

Because so much of Zakaki’s stock is new-build, we always recommend an independent valuation before making an offer, particularly on off-plan or recently completed units where the asking price hasn’t yet been tested against comparable sales. Our property valuation team can arrange that check before you commit.

Who Zakaki suits: renters, buyers and investors

Renters and young professionals

Newer stock and lower rents than central Limassol.

Families

A good fit if coastal proximity and a growing amenity base matter more than an established, walkable neighbourhood.

Investors

Drawn to the rental demand that City of Dreams and My Mall generate on their own, plus the medium-term upside as infrastructure catches up with the building boom.

Not the right fit

Anyone who wants mature, tree-lined streets with everything on foot; for that, central Limassol or Germasogeia are a better starting point.
