Building on the inaugural Q1 2026 publication, this edition extends the market analysis to Q2 2026, with a continued focus on the Ypsonas residential property market in Limassol. In addition to updated price, volume and value indices, this edition introduces a new feature: the ten highest-value property transactions completed across Limassol during the first half of 2026.
Q2 2026 findings: Ypsonas, Limassol
The second edition compares registered property transactions from Q2 2026 (April to June 2026) against the Q1 2025 base period, using legally registered Contracts of Sale submitted to the Cyprus Department of Lands and Surveys. The RPPI measures the change in price per square metre of gross external area between Q1 2025 (base = 100) and Q2 2026. A score above 100 indicates price growth relative to the base period. Both property types recorded positive growth, with apartments in Ypsonas outperforming houses.

The RVPI combines the Volume Index and the Price Index to estimate the total change in transaction value. It shows how much larger or smaller the market is in monetary terms relative to the base period. Apartments recorded an RVPI of 163, reflecting a 63% increase in total transaction value driven by both rising prices and significantly higher sales volumes.

Limassol’s top 10 property deals, H1 2026
This edition of the DGA Property Price Index introduces a new feature: the ten highest-value property transactions registered across Limassol during the first half of 2026, spanning three of the city’s most prestigious locations: Agios Tychonas, Potamos Germasogeias, and Katholiki. The top 10 deals total approximately €115.9 million. A single land transaction in Moni at €55 million accounts for almost half of that total. The remaining nine deals range from €3.7 million to €14.5 million, spanning land, an office building, and residential apartments. Three apartment transactions in Agios Tychonas, ranging from €4.475 million to €5.7 million, point to sustained demand for high-value residential property in Limassol.

What this tells us
Taken together, the Q2 2026 data show that the Ypsonas residential property market became noticeably stronger between Q1 2025 and Q2 2026. Property prices increased, more homes were sold overall, and the total value of sales rose significantly.
The apartment market is clearly leading. Apartment prices rose by 6.5% based on the price index, while the average selling price increased by a larger 16.31%, suggesting that the properties being sold have shifted toward higher-value units in addition to underlying price growth. Apartment sales volumes are up 53% against the base period, and total apartment transaction value increased by 63%.
The house market tells a more mixed story. Prices increased by 3.2% and the average selling price rose by 7.97%, but the number of completed sales declined slightly from 12 to 11, resulting in a 5% decrease in total house transaction value compared with the base period. This may reflect limited supply of new houses, as developers continue to focus on apartment developments. The recent changes to VAT legislation are also a factor: under the current rules, properties with a total area exceeding 190m² and a sale price of €475,000 or more are subject to the standard 19% VAT rate, meaning purchasers are no longer eligible for the reduced 5% rate on those properties.
At the wider Limassol market level, the ten largest property transactions in H1 2026 totalled €115.9 million. The coastal area of Amathounta accounted for the majority of deals by number, while a single €55 million land sale in Moni dominated by value, representing almost half the total of the top ten. Through the consistent quarterly publication of these findings, the DGA Property Price Index continues to establish itself as an independent source of property market intelligence for investors, lenders, developers, and all participants in the Cyprus real estate market.
